How to Check an Abu Dhabi Property Advert and Agent Before You Pay Anything

Property scams and misleading adverts exist in every market, and Abu Dhabi is no exception. The good news is that the emirate has a registration system for brokers and a regulator you can ask, so a few minutes of checking can save a deposit.

This guide gives buyers and renters a simple routine for checking an advert, an agent and the paperwork in Abu Dhabi before any money changes hands.

The Short Answer

Before you pay, confirm four things: the agent holds a valid licence, the agency is registered, the property is genuinely available from the person offering it, and the payment goes to the right party under a written agreement. The Abu Dhabi Real Estate Centre (ADREC), part of the Department of Municipalities and Transport (DMT), is the authority to ask about licensed brokers and registered transactions.

Check the Agent and Agency

Ask for the agent's name, licence details and the agency's name, and keep them in writing.
Verify them with ADREC or the DMT through their official channels. Use contact details from the official website, not from the advert.
Be cautious if the agent avoids giving details, wants to move the conversation to a private chat quickly or asks for payment before a viewing.

Check the Advert

Look for permit or reference information on the advert and check that it matches the property and the agent.
Compare photos and descriptions across listings. Reused photos on different adverts are a warning sign.
Be sceptical of rents or prices far below similar homes in the same building or community.
Ask for the exact unit number and community, and check the building on a map.

Check the Property Itself

Always view the property in person or through a trusted representative before you pay. If you are buying, ask for the title deed details and check the seller is the registered owner. If you are renting, ask for proof that the person offering the home is the owner or is authorised by the owner. See our guide to renting in Abu Dhabi and Tawtheeq registration for how the tenancy should be registered.

Check the Payment

Do not pay a deposit in cash and always ask for a written receipt.
Confirm who receives the money, and in what name the account is held.
Make sure the amount, purpose and refund terms are written down.
Do not sign anything you have not read, and ask for a translation if you need one.

Red Flags

Pressure to pay immediately because "others are interested".
Agents who cannot show a licence.
Requests to pay to a personal account.
Reluctance to allow a viewing.
A price well below the market with no explanation.

Foreign Buyers: Extra Care

If you are buying from abroad, also confirm that the property is in an area where foreign ownership is allowed. Our article on where foreigners can buy in Abu Dhabi explains how to check, and our guide to Abu Dhabi service charges shows what to budget beyond the price.
