The provider and the paperwork depend on where the property is and whether it is part of a managed community.</p><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">This guide explains what to ask, what documents to expect and how to avoid bill problems.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Who supplies what</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">In most of Ras Al Khaimah, electricity and water are supplied by Etihad Water and Electricity, the federal provider for the northern emirates. Some master communities and islands have their own arrangements, including separate cooling or service providers, so confirm with the developer, the owners association or the landlord before you apply. Always check the current process on the provider's official channels.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">What you will usually need</h2><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Proof of ownership (title deed or sale agreement) or a signed tenancy contract.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Your Emirates ID and passport.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">The premises or account number for the property.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">A refundable security deposit, where the provider requires one.</li></ul><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">If the home is new, ask the developer whether the meters are already registered and whether the previous account is closed. Photograph the first meter reading.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Cooling and community charges</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Air conditioning is a major part of the bill in a hot climate. Ask whether cooling is individual or centralised and whether a separate cooling or service charge applies. Read our guide to the running costs of owning a home in Ras Al Khaimah for the full list of costs.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Internet and TV</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Use a licensed provider and ask what is available at your exact address.
